Shylock then offers a ‘fake’ bond, being a pound of Antonio’s flesh if the loan wasn’t repaid in 3months. Antonio agrees to this despite Bassanio’s wishes. This essay will look at whether shylock is a villain or a victim. A reason to argue that shylock is a villain is when he hears news of one of Antonio’s ships crash on the rocks. Shylock almost celebrates. Here shylock is illustrated as cheerful that Antonio will lose money, Shylock now has the feeling he will win the bond. He sees this as an act of good as he is doing it under the permission of the Law of Venice. â€Å"My deeds upon my head, I crave the law, the penalty and forfeit of my bond. † (Act4, Scene1) In the court Shylock sees he is doing no wrong as he has permission from the law. He demands he have his ‘justice’. Again Bassanio offers the amount of triple the amount of money and Shylock again refuses. Bassanio then offers himself instead of Antonio. Yet Shylock again refuses and says the bond and forfeit stay as they were. Shylock is clearly portrayed here as the villain as he is refusing every offer Bassanio is throwing at him. Shylock is begged by everyone to show Antonio mercy. Shakespeare makes Shylock ruthless and cold in this act, which makes us think he truly is the villain of this play. I will now look at the reasons as to why Shylock is the victim of this play. A reason to believe Shylock is the victim is when he goes to dinner with Bassanio, (Act2, Scene5) and is completely clueless that his daughter is about to elope with a Christian. It isn’t until Act2, Scene8 when Shylock understands how his daughter has betrayed him. Solanio a friend of Antonio and Bassanio says, â€Å"As the dog Jew did utter in the streets: ‘My daughter! O my ducats! O my daughter! Fled with a Christian! O my Christian ducats! † (Act2, Scene8) In this act Shylock grieves at the loss of his money, then his daughter, who ran off with a Christian (Lorenzo). Here Shylock is distinctly a victim who is shown no compassion as Solanio laughs at him and calls him a dog. It is clear none of the characters feel any sympathy towards Shylock, simply because he is a Jew. The way Solanio calls Shylock ‘the dog Jew’ shows the hate the Christians had for Jews in Shakespearian times. A second reason to argue that Shylock is a villain is in Act3, Scene1. This is when Shylock feels lost and accuses Solanio and Salerio for knowing about Jessica’s elopement. He then continues to speak intensely of Jews and Christians common humanity. â€Å"My own flesh and blood to rebel. †(Act3, Scene1) Shylock says this to show how hurt he is to find his daughter has run away. In this act and scene Shylock realises what has happened. He feels hurt and betrayed by Jessica. Again in this act Solanio and Salerio are deliberately being heinous towards Shylock. Shakespeare is showing how wounded Shylock is at this, as the daughter he raised would never do such a thing. Unfortunately she did the worst possible thing she could, ran off with a Christian. Another reason to support the view that Shylock is a victim is in the court scene. Shylock arrives as the only Jew present which isolates him more and shows the hostility towards Jews. He comes to do his part of the bond which was agreed by both Shylock and Antonio and approved by the Law of Venice. Soon enough the tables turn on Shylock and he instantly becomes the victim. He is now in danger of death or destruction. Antonio is allowed to grant Shylock mercy, but this is what he asks of him instead, â€Å"Two things provide more, that for this favour, he presently become a Christian; the other, that he do record a gift here in the court of all he dies possessed unto his son Lorenzo and his daughter. † (Act4, Scene1) Now Shylock is forced to provide for his daughter and Lorenzo, a Christian man and become a Christian himself. This definitely makes Shylock the victim as he has lost everything he owns and everything he stands for. Plundering him of his religious rights would be hard as he did not willingly convert to become Christian. Here Shylock thinks that they should take his life as well, as they have already taken everything he is, when they are doing this he feels like a part of his soul is being ripped from him as he says himself â€Å"Nay, take my life and all, pardon not that. † Shakespeare does an excellent job on showing the spitefulness towards Jews and how representing it in Shylocks awful court sentence shows us the rivalry between Christians and Jews. One last reason to argue that Shylock is a victim is when he learns of how Jessica is spending the money she stole from him. Tubal, Shylocks servant heard of Jessica’s extreme spending splurge and informed Shylock of it. Among the spending was a ring that Jessica sold for a monkey. â€Å"It was a turquoise, I had it of Leah when I was a bachelor. I would not have given it for a wilderness of monkeys† (Act3, Scene1) In this scene Shylock is hurt and shocked that his daughter would sell her mother’s ring. This pains him as he’d had it since he was a bachelor. He speaks of how he would never sell it as it means so much to him. Shakespeare shows that Shylock has a sensitive side and that he is a sentimental person who should be treated with respect. With the evidence given it shows that Shylock is the victim of this play. In this play he is given a hard time by the whole Christian community. The evidence here shows Shylock is more likely to a victim other than the points which show him as a villain. The fact that he is bullied, commanded to stand out from the crowd so they can recognise him as a Jew, makes people understand why he would have wanted his bond so badly. He wanted to take control for once and not be the victim. Unfortunately he still manages to become the victim at the end of the play. He loses his only daughter to a Christian which crushes him inside. He is then told that ring of his late wife was sold for monkeys by his daughter this was his only memory of his wife and a gift to his daughter from her mother which killed his insides when he heard the news of the rings loss. He is stripped of his belongings but the worst is that he is forced to convert to Christianity against his own will. Shylock is victimised so much more that what he does to be a villain. I think Shakespeare tried to display him as a villain, but wanted him to suffer for every misdeed he carried out. Myths and Stereotypes About Hispanics and Immigration Latinos may be the largest ethnic minority group in the United States, but stereotypes and  misconceptions about Hispanic Americans abound. A considerable number of  Americans  believe  that Latinos are all recent immigrants to the U.S. and that unauthorized migrants to the country exclusively come from Mexico. Others believe that Hispanics all speak Spanish and have the same ethnic traits. In fact, Latinos are a more diverse group than the public generally recognizes. Some Hispanics are white. Others are black. Some speak English only. Others speak indigenous languages. This overview breaks down the following pervasive myths and stereotypes. All Undocumented Immigrants Come From Mexico While it’s true that the bulk of undocumented immigrants in the United States come from just south of the border, not all such immigrants are Mexican. The Pew Hispanic Research Center has found that illegal immigration from Mexico has actually declined. In 2007, an estimated 7 million unauthorized immigrants lived in the U.S. Three years later, that number dropped to 6.5 million. By 2010, Mexicans comprised 58 percent of undocumented immigrants living in the U.S. Unauthorized migrants from elsewhere in Latin America made up 23 percent of the undocumented population followed by those from Asia (11 percent), Europe and Canada (4 percent) and Africa (3 percent). Given the eclectic mix of undocumented immigrants residing in the U.S., it’s unfair to paint them with a broad brush. Considering Mexico’s proximity to the U.S., it’s logical that most undocumented immigrants would hail from that country. However, not all undocumented immigrants are Mexican. All Latinos Are Immigrants The United States is known for being a nation of immigrants, but whites and blacks are largely not perceived as being newcomers to America. In contrast, Asians and Latinos routinely field  questions  about where theyre really from. The people who ask such questions overlook that Hispanics have lived in the U.S. for generations, even longer than many Anglo families. Take actress Eva Longoria. She identifies as a Texican, or Texan and Mexican. When the â€Å"Desperate Housewives† star appeared on the PBS program â€Å"Faces of America† she learned that her family settled in North America 17 years before the Pilgrims did. This challenges the perception that Hispanic Americans are all  newcomers. All Latinos Speak Spanish It’s no secret that most Latinos trace their roots to countries that the Spanish once colonized. Because of Spanish imperialism, many Hispanic Americans speak Spanish, but not all do. According to the U.S. Census Bureau, 75.1 percent of Latinos speak Spanish at home. That figure also indicates that a large number of Latinos, about a quarter, do not. Additionally, an increasing number of Hispanics identify  as Indians, and  a  number of these individuals speak indigenous languages rather than Spanish. Between 2000 and 2010, Amerindians who  identify  themselves as Hispanic have tripled from 400,000 to 1.2 million, the New York Times reports. This spike has been attributed to increased immigration from regions in Mexico and Central America with large indigenous populations. In Mexico alone, approximately 364 indigenous dialects are spoken. According to Fox News Latino, Sixteen million Indians live in Mexico. Of those, half speak an indigenous language. All Latinos Look The Same In the United States, the general perception of Latinos is that they have dark brown hair and eyes and tan or olive skin. In reality, not all Hispanics look mestizo, a mix of Spanish and Indian. Some Latinos look entirely European. Others look black. Others look Indian or mestizo. U.S. Census Bureau statistics provide an interesting take on how Hispanics racially identify. As noted previously, an increasing amount of Latinos identify as indigenous. However, more Latinos are identifying as white also. The Great Falls Tribune  reported that 53 percent of Latinos identified as white in 2010, an increase from the 49 percent of Latinos who identified as Caucasian in 2000. Roughly 2.5 percent of Latinos identified as black on the 2010 census form.

Be a Small Light in a Dark Room

Miep Gies said, â€Å"Everyone is capable of providing a small light in a dark room. † How is this true for me? Ever since a child is young, parents tend to instill in them high aspirations and goals for the future. The desire to make a difference in the world is the primary theme in doing well in school. When I was little, my grandfather used to say to me that â€Å"The world has too many problems that you, my dear, are meant to fix. At that time, I believed that it was his indirect way of saying that he wanted me to have a good job so I could be wealthy and live well. On the day of September 11, 2001, the terrorists attacked the United States and shook the world to it’s core. At that time I was living in Albania and I did not understand what was going on and how it could affect me. I kept thinking back to what my grandfather had told me and I could not see how one person alone could make a difference. I was not powerful enough to change the course of events or prevent tragedies from happening; I was one person who most people did not know existed. As I soon learned, the world was not a place of fairytales and dreams but in a way a dark room. Deception, sadness, emptiness, and greed were influential factors in the lives of many. In a materialistic society, everyone strove for their own ambitions ignoring those suffering. Miep Gies said, â€Å"Everyone is capable of providing a small light in a dark room† and I believe wholeheartedly in this concept. As I matured into an educated young lady, I understood that if one person had the courage to stand up to injustices, it would give voice to those who are afraid to do it themselves. Have I been â€Å"a small light in a dark room† in my life? I do not think I have been so far because I have not had that opportunity to make a difference in somebody’s life. In the future, I plan to study international affairs and make a powerful impact in the life of those people who live in fear and terror, or as Miep describes it â€Å"a dark room. By standing up to injustices and protecting people, I would be â€Å"the small light† that guides them to a life where their human dignity is respected. I will be their hope of a better future and I will try to make a positive impact in many lives. In Afghanistan, many young women are not allowed to leave their homes because of the fear that they might be killed. In Kosovo, young children are murdered by Serbian patriots and their rema ins are scattered throughout their villages. In Somalia, many people are kidnapped by the Somalian pirates and tortured until a ransom is paid. There are many other examples of â€Å"dark rooms† throughout the world and it takes just one person to start a revolution for a positive change. Anyone can be that â€Å"small light† if they have the passion and determination to make a difference in the world. Only God knows where the journey of life will take me but I know I am strong enough to overcome any obstacle in order to make a difference in the world. I will be that â€Å"small light in a dark room† and I will encourage others to follow their dreams because anything is possible.

The compromises of 1850 had been created to resolve any territorial or slavery problems that arose in the newly created state (Rhodes 1896). These laws were created for the slave states of the South and the free states of the North. The self-righteous but truly commercial motives of the North were often masked as a crusade (Stammp). These compromises were made to ensure that no state felt itself ousted from the system, allowing them to play an integral and vital role in giving stability to the burgeoning country. These compromises included various forms initiated by the government. For instance, Texas was a necessary state to include in the country. When Mexico took over the state of Texas, the only solution for America was to buy the heavily indebted state with which a large portion of the land was moved under the control of America's federal government. Another one these compromises included the decision made on the territories of New Mexico and Utah. The provisions provided by th e compromise organized the land given to both states. It also gave them the freedom of choosing to permit or prohibit slavery depending on the decision of the masses. This however was a flaw that was later corrected by the Wilmot Proviso which forbade slavery in any territory that was acquired from Mexico (Holt 1978). Thus, while the land and borders had been marked. The problems existing within the states were not recognized in the compromise. California was accepted as a free state within the decisions of this compromise. Another aspect of these compromises was the abolition of slave trade in the District of Columbia. Thus it was made to suit the needs of those who had possession of slaves. It was seen as a huge step because it stopped the sale of slaves in the region but did not work to dig out the root of problem: the possession of slaves. Megan’s Law   Ã‚  Ã‚  Ã‚  Ã‚  When people think of their neighbors, do they think of violent sex crime offenders? Many people have to deal with this every day of life. There are now laws that inform people of a community when a sex crime offender moves into their town. These laws are said to keep violent sex crime offenders from striking again, but do these laws really work is the question that many people ask? The answer all depends on the opinion of the person who is being asking. Many supporters say that the law is keeping sexually violent predators from striking again, but many critics say that the law is unethical and breaks many amendments. This is another question proposed when the topic of Megan’s Law is brought up, is it breaking any of the amendments or is it necessary for community members to know whether a sex crime offender is living is in their neighborhood? The judge who was deciding this case ruled in favor of the critics, that Megan’s Law was in violation of the Constitution. But then finally President Bill Clinton stepped in and created a total package called the Jacob Wetterling Act. This brought great controversy in the notification of sex offenders in communities also known as Megan’s Law. Megan’s Law is said to be one of the most controversial topics among lawyers today. There are so many quotes about laughing like, â€Å"Laughter is an instant vacation†, â€Å"Laughter is the shortest distance between two people† and we are all familiar with one of the most well known quotes â€Å"Laughter is the best medicine. † Yes, you guessed it right, my speech topic is â€Å"Laughter is the best medicine. † Laughter is contagious and it not only improves physical, mental and emotional health but also makes people happier and brings them closer. Laughter helps and overcomes many social barriers.One cannot go through life being miserable all the time and we need to find humor in anything or everything we can. Laughter is free medicine and very easy to use at any place and anytime Laughter is one of the best natural pain killers in the world. There are a lot of health benefits from laughing. What can be a better way to relieve stress and get rid of pain than laughter? Laughing can boost your immune system. When you laugh, it reduces the stress hormones known as cortisol and increases the immune cells that can fight infections and prevent many diseases.Laughter increases a hormone known as endorphins that acts as a pain killer. It gives the body a good feeling and can temporarily relieve pain. Laughter increases the blood flow in our bodies which can prevent the risk of having a heart attack. Did you know that 15 minutes of laughter can be just as good as 2 hours of sleep; one good belly laugh can burn 3 and ? calories, laughing for 15 seconds adds two days to your life span. The Chinese have it right, they laugh more than any other culture in the world! Laughter makes you feel good about yourself and helps you stay emotionally healthy.When you laugh, you get a feeling in your body that makes you feel good. When you laugh, there is no way you will feel angry, sad or even mad, therefore it relieves all your bad emotions. Laughter brings a lot of joy and energy that allows you to have a positive outlook towards life even when you are feeling down. Researchers believe that there is a strong link between laughter and emotional health. Laughter reduces stress and helps you relax. Laughter also helps you stay focused and helps you look at difficult situations more clearly.Laughing by yourself is a great dose of medicine but laughing with others is even better. Shared laughter is considered to be great way of keeping relationships healthy. When you are laughing with others, it helps strengthen the bond between friends, and even helps dissolve a disagreement or conflict that otherwise maybe be harmful to your mental and emotional health. Laughing together can make life fun and enjoyable. Did you know that there are actually Laughter Yoga groups where the Yoga leader actually teaches you how to laugh!There is one group called the â€Å"Laughter Brigade† in India where you can catch a group of people laughing silly early in the morning whi le doing their routine exercises! As you can see, laughter is not only a free medicine but it can be available anywhere, anytime and in any situation. Laughter’s benefits to our physical, mental, and emotional well being are enormous. Laughing together strengthens the bond, brings people closer and overcome many social barriers. Up until recently, parents had been the intended target audience for advertising efforts aimed for children of young age groups. However it is now the children who have become the main focus. The growth in advertising channels reaching children and the privatisation of children’s media use have resulted in a dramatic increase in advertising directly intended for the eyes and ears of children (Wilcox et al. 2004). It is estimated that advertisers spend more than $12 billion a year on the youth market with more than 40,000 commercials each year. Simple correlation research in the US indicates that children typically aged 2-6 years who view more television advertising request more products from their parents. This is known as pester power. It has been found that parents are more likely to buy products when kids ask for them in the shop (nag factor). As children age, they develop the cognitive capacity to contextualise and act critically on the observations made, reducing the amount of requests for products (Australian Communications and Media Authority, 2007). Children who are exposed to TV commercials for toys not only develop the initial idea for the toy but repeatedly pester their parents to buy it. This is exploitation on the parents’ behalf as it often causes parent-child conflict when the parents deny their children the product (Wilcox et al. 2004). Another troubling issue relating to child advertising exploitation is in reference to food ads. Half of the advertisements in the UK directed at children concern food. There are little ads emphasising healthy eating and since the start of television advertising, the largest proportion of ads aimed at children has always been unhealthy food products (Gunter, Oates amp; Blades 2005). Lily Sanders Mr. Chan AP Literature 20 February 2017 Racism and its Multidimensionality: a Road Block in the Path to Self Discovery Ralph Waldo Ellison’s Invisible Man describes the plight of a black man growing up and coming to terms with his identity. The â€Å"invisible man† is not literally invisible, rather invisibility is used to describe the cultural implications of blackness and his inability to fit into stereotypical black molds. Some of the stereotypes that the narrator encounters are indisputably racist and subjugating. However, some stereotypes are idealized in both the black community and by outsiders, perpetuating the narrator s feelings of being lost. But I did not understand.† (Ellison 31) The biting and malicious laughter that the narrator describes is the perfect example of the racism that the narrator must overcome in the conquest to find his true self. He is publicly humiliated in order to achieve something honorable and to attain a hi gher social status. Another example of blatant racism is delivered through imagery. At one point in the novel the narrator takes up a job at Liberty Paints. At this job they only make paint in one shade, â€Å"Optic White†. This shade alone would not be a cause for concern, but when coupled with the company’s slogan, the color’s discriminatory nature is clear. The narrator explains the brand’s advertisements, â€Å"Ahead of me a huge electric sign announced its message through the drifting strands of fog: Keep America Pure With Liberty Paints.† (Ellison 196). Purity, historically speaking, connotes whiteness. Keeping America â€Å"pure†, or more modern, making America â€Å"great again†, essentially means to keep America white. Black men working at a company producing only white products is symbolic of the system of white supremacy. Another type of racism that the narrator has to combat throughout the duration of the novel are the more subtle and â€Å"unintentional† attacks. Critical Reflection: Analysis and Evaluation Mr. M delegates tasks as a way to manage the myriad responsibilities within the workplace. Often, meetings are called for in order to update the whole team on the work that members have accomplished. Mr. M’s listening skills were excellent, in that he never missed any single point of information being related to him. From this set of information, he was able to synthesise clearly the ideas being presented to him; regard each chunk of information as a potential contribution to what the team was trying to achieve, and identify the problems and challenges along the way. He did all this with the help of the team, in which it must also be noted that teamwork is a necessary element of leadership, which must be considered in successful leadership (Parker, 2008). A good attribute that was commendable of Mr. M was his ability to see positively a certain scenario despite our perceived griminess of it. He was a democratic leader who held the final responsibility whilst delegating authority to others. With his leadership, our communication – both upward and downward – was active. There was likewise high employee commitment because we were able to participate in the decision-making process of our team. This way, Mr. M. was able to encourage employees to function beyond just being rank-and-file workers. This concept of leadership was also present in Pride and colleagues (2010) in their discussion of leadership styles. Moreover, this scenario was harmonious with transformational leadership theory, which is focused on people’s interaction with others as they create a solid relationship that leads to trust, which in turn leads to increased intrinsic and extrinsic motivation in both the leader and the followers (Gittens, 2009; Lu ssier and Achua, 2010). Job autonomy was also encouraged much in the team and the organisation itself, with a minimum space for supervision from the supervisor himself. This way, as a member of the team, I was able to enhance my commitment to the job as I likewise felt being the one who owned the tasks and felt a sense of achievement in return. Greater job autonomy certainly created identity in the job amongst us who were tasked to fulfill them. This atmosphere of responsibility and autonomy made me and the others appreciate our jobs better. This was also parallel to what Bligh and Riggio (2013) say about autonomy and job control in which they claimed that they (autonomy and job control) lead to employee empowerment. May I say that my own engagement with my work was drawn from high levels of empowerment and autonomy, which my supervisor helped to foster, especially in leader-follower distance, with the leader not always being present to look over the followers’ shoulders (e.g. Bligh and Riggio, 2013 ). Transactional theory could be found in the case example, whereby it demonstrates a transaction between the leader and the followers, giving importance to a positive and mutually beneficial relationship (Martin et al., 2006). The effectiveness of this theory is found in the development of a mutually reinforcing environment, for which individual goals and those of the organisation are in synch. Furthermore, problem solving was not a sole task of our supervisor, but one that involved everyone in our team; thus, a group-shared activity. Mr. M acted as much to take the role of a facilitator in his intention to involve everyone in problem solving, laying down his views and opinions toward a particular direction, without dismissing others’ perspectives. The path-goal theory is seen in this example, whereby the leader directs activities, with varying manners. The theory maintains that the leader sees a path that needs to be trod and gets the group to accomplish it by commanding, rewarding, soliciting suggestions, etc. (Griffin and Moorhead, 2012). However, I came to know that he did not go through development programmes for creative problem solving, which I think is necessary, considering that for a leader, the use of collaborative skills and creativity techniques is part of the leadership strategy, just as what Higgins (2012) had suggested. In this regard, since Mr. M enabled his people to work well in delegation, he was able to function well as a coach. He was the kind who was willing to delegate and was comfortable to hand off assignments to the team. The kind of matters he delegated to those he led was not simply those referring to tasks but to responsibilities, which also harmonised with the discussion of Lussier and Achua (2010). Mr. M was not the kind of leader who would think that he was the boss with adequate knowledge and experience as an approach to problem solving. Solving problems by a leader because he thinks he is the most capable one is what Tracy (2013) called reverse delegation. Instead, Mr. M avoids committing this reverse delegation by making us define the problem clearly, developing a range of solutions, and selecting a solution being recommended. I believe Mr. M was able to grow his staff – which was one of his major responsibilities as a leader – by helping them develop problem-sol ving skills. I once asked him for a solution to a certain problem, and his responses was (as always) â€Å"What do you think must be done in this situation?† Thus, in many cases, he was able to make team members determine the best course of action for a certain problem or situation. There were times when a problem seemed too overwhelming to be handled by a member and would seek his help, to which his usual response would be to insist that the person must learn how to do it, with his guidance. Incidentally, Tracy (2013) stated that in case an employee returns to the leader with a complain that he/she could not do the job rightly, it is better for both of them if the leader guides the person in accomplishing the job rather than taking it back and adding it to his load, which is probably full. As much as he could, Mr. M does not take sides or intervene in interpersonal problems, to which some people in our team would attempt to make him a mediator or a counselor. His tendency was not to express an opinion showing favour to one party over the other. This stance was also taken as positive by Tracy (2013), who said that as a rule, one would not be able to have the full story, and once a leader takes a particular position, it might mean weakening his authority with both persons in the future. As a result of good performance, the performing employee was rewarded by the leader. Areas for My Own Development Based on the case presented, the suggested areas for my own development as a leader are: delegating responsibilities to my team members, promoting decision-making through problem solving, and motivating the workforce through a high degree of autonomy and job control. I have learned through this exercise that delegating responsibilities is not only to free or unburden the leader of the many workloads but to provide opportunities for growth. Similarly, involving the whole team toward a problem-solving activity results in providing an opportunity for decision making. Noteworthy here is the fact that decision making allows employees to become more involved in the job (Bhattacharya and McGlothlin, 2011). I am also noting that a high level of autonomy in the job necessitates corresponding skills sets for the work, in which employees with high job autonomy tend to perceive greater responsibility for either the success or failure of their efforts, and are also likely to experience increased job satisfaction (Lewis et al., 2007). My members’ skills must therefore be in synch with the level of autonomy required in their job, and that I could help them work on developing their skills through related training and coaching. Conclusion To conclude, the leader plays a crucial role in the development of members and in achieving organisational goals. This insight was demonstrated by this critical reflection through its discussion of delegation, problem solving, job autonomy, and maintaining one’s authority by not taking sides in members’ problems with interpersonal relationships. Mr. M was able to promote trust and motivation both for himself and for his team members, typical of transformational leadership theory. Transactional theory had also demonstrated a specific transaction based on a mutually beneficial relationship between the leader and the followers. This case also complemented with the path-goal theory in which the leader guides the members in treading a desired path. The case led to identification of my own areas for development. Another reason that leads to an incline in the co-ownership is an increase in the borrowing capacity that is, the persons sharing the ownership gets to split the deposit money which otherwise would have been paid by the single person purchasing or renting a house[3]. Each of the tenants has a right to deal with their part of the property, which is separate from the others, in their respective ways. This implies that each of these tenants is entitled to mortgage or sell their part of the property. In case, one of the tenant dies, his part or share of the property passes in accordance with the instructions made by such deceased person in his will, which implies that the tenant has specified the organization or person that shall be entitled to the share of the deceased person with respect to the property. Joint tenancy, on the other hand, is a form of tenancy where the tenants of the property are entitled to equal shares of the property irrespective of the fact the number of persons hold the property as tenants[6]. On the death of one of the joint tenants, the share passes to the other joint tenants in equal share in case there is more than on tenant, irrespective of the fact whether the deceased person actually intended to transfer the share to the other tenant, as may be set out in his will. According to section 126 (1) of the Property Law Act 1969 (WA) was applied in Pateman Anor v Daw Koh Anor [2007][7], which stated that there is no right of survivorship in tenancy in common unlike in joint tenancy[8]. In Joint tenancy, then rights of survivorship exists which implies that the interests of the deceased joint tenant shall pass on to the surviving tenants. It is a fact that there are risks associated with co-ownerships, which might make it undesirable for several persons. Such risks include affordability for future homes may be affected because the co-owners are jointly responsible for the taking loans for the deposits of the house, it often become difficult to arrange for a future loan for another property. This is because; the affordability is assessed on the basis of the income of an individual. If one of the co-owners wishes to purchase a second property, the bank shall consider the first loan taken by the co-owner and he shall be solely responsible for the loan. There may be issues pertaining to the sale of the property, where one co-owner wants to sale off the property and the other owner does not, and the matter is driven to court, which is not only expensive but also stressful. Another issue that may arise in co-ownership is the responsibility regarding the mortgage. If all the co-owners sign the loan document, every borrower is accountable individually for each others debts. Under such circumstances, is any one of the co-owner fails to make his/her loan payment, the bank shall consider the other co-owners liable for the failure to make the loan payments[9]. There is issues related to joint tenancy as well which arises if there is a default in the categorizing of an interest in land as a joint tenant due to the existence of the four unites. Such default may result in change in status of the joint tenants as tenants in common. Nevertheless, considering the big picture, majority of the Australians merely dream of having their own house but are incapable of realizing their dream, given the high prices of the houses or properties. With the help of co-ownership, they get a chance to realize this dream of owning a house or property[10]. As discussed above, co-ownership involves two or more persons owning a property, which reduces the load of a single purchaser to pay the deposit amount. The purchasers may co-own the property either as joint tenants or as tenants in common. It enhances the borrowing capacity for the borrowers, which involves splitting of the deposit. It is an advantage for young persons, singles and those who have low earning incomes. From the above discussion, it can be inferred that it is equally beneficial for those who have high-income capacity as they become entitled to have great tax benefits on a property and enables them to reduce the taxable income or become entitled to receive a greater tax refund per annum[11]. The tenants in common do not possess the right of survivorship but a tenant in common is entitled to hold an undivided share in the property owned by them and is entitled to possession. Unlike joint tenancy, the tenants in common do not require to have unity of interest, hence they are entitled to hold unequal shares. Each of the joint tenants has an equal right to possession of each of the part that is held by the purchasers and to the whole of the purchased property but such the tenant shall not be entitled to any right to any part of the property. It is sufficient that co-ownership exists in the form of tenancy in common in the country as it enables individuals to purchase property or an interest in land without having to pay for deposit alone and are entitled to own the property to the extent of the capital deposited by them.
